Pegasus Grange is a retirement complex of 91 apartments very close to the centre of Oxford. It stands in its own delightful grounds designed in the style of an Oxford college. It is ideal for residents who wish to maintain an independent life in a safe and friendly environment. Purchasers must be at least 55 years of age.

There is a manager on site during office hours and a 24-hour link in each apartment to an emergency call centre. There is also a part-time member of maintenance staff. However the development is not a residential home nor assisted living and does not offer care or nursing facilities.

Apartments are purchased on the open market via estate agents.

Location and surroundings

Pegasus Grange is situated in the Grandpont area of Oxford, about 1km south of the city centre. There are frequent buses to central Oxford from just outside the side gate, as well as nearby coach services to London, Heathrow and Gatwick. There are delightful walks close by along the Thames towpath, in Christchurch meadows and in Grandpont Nature Reserve.

Oxford is a cathedral city of around 150,000 residents. It is ethnically and culturally diverse, with a rich cultural life and restaurants to suit all tastes. The city has notable museums and art galleries, theatres and concert venues including the Sheldonian and the Holywell Music Room. As well as the iconic community of Oxford University colleges and their stunning buildings and gardens, the city also accommodates the Oxford University Hospitals Trust (which includes the John Radcliffe, Churchill and Nuffield Orthopaedic Hospitals) and Oxford Brookes University.

Many residents take advantage of the courses and facilities offered by (amongst others) Oxford University Department for Continuing Education, the Ashmolean Museum and the University Botanic Gardens. It is difficult to think of an interest for which Oxford does not cater.

Amenities and activities

Pegasus Grange provides a built-in social network with a strong sense of community and mutual support. The Residents Association promotes activities and social events through its Social Committee.

Activities currently available include:

  • coffee mornings
  • book group
  • singing group
  • walking group
  • 'Pins and Needles' sewing/knitting/crochet/embroidery group
  • occasional communal meals
  • Pilates class
  • aquafit exercise class.

In addition to these Social Committee activities, it is also easy for residents to form small independent groups to pursue shared interests such as films, bridge, etc.

Communal facilities available to all residents include:

  • three lounges used for coffee mornings and other social events
  • beautiful gardens and a rooftop terrace with fresh herbs for residents' use
  • two laundries
  • well-stocked libraries of books and DVDs, with some jigsaw puzzles also available
  • a heated swimming pool with sauna
  • a small gym
  • a piano in one of the lounges
  • three guest suites bookable at a small charge for short-stay visitors
  • a small art room.

Apartments and availability

The apartments are self-contained and completely independent. They offer privacy, security and comfort in a relaxed setting. Each is equipped with pull cords to the emergency service Appello. Each apartment has its own character and they are all different – there is no such thing as a ‘typical’ apartment.

The one-, two- and three-bedroomed apartments are arranged in four buildings – Goring Lodge, Streatley Lodge, Burford Lodge and the Cloisters. Each building has a lift for residents' use. Visitors can be admitted via an entryphone in each apartment.

There are some lock-up garages although these rarely become available. There are unallocated parking spaces for residents and visitors.

The energy supply to all apartments is electricity. Each resident is responsible for the costs of utilities, contents insurance, decorating and cleaning for their own apartment. They are also responsible to Oxford City Council for the payment of Council Tax.

All the apartments are owned on a leasehold basis; they are not available to rent. Apartments are sold on the open market and advertised by local agents in the usual way. This website is not affiliated with any agent and the Residents Association has no involvement in the sale or purchase of apartments. Development management

All apartments are leasehold with a 150 year lease beginning on 1st January 1992. The freeholder and landlord is Adriatic Land 3 (GR1) Ltd. The development is managed by FirstPort Retirement Property Services on their behalf.

The Development Manager, Linda Stokes, is an employee of FirstPort. Her responsibilities include supervising staff, appointing service contractors, managing the annual budget and ensuring the smooth running of the development for the benefit of residents. She lives on site and is available during normal working hours. For general enquiries about the development, Linda may be contacted on (01865) 202592.

Residents pay an annual management service charge which includes:

  • lighting, heating, cleaning and decoration of common parts, including external window cleaning
  • water and sewerage
  • the emergency call service
  • buildings insurance
  • staff costs
  • grounds maintenance
  • general maintenance of the buildings.

Service charges are discussed annually with the residents. The annual charge for 2023 is £4,947 per apartment.

In addition to the service charge, owners pay either an annual ground rent or an exit fee (capped at 5% of the value) when the property is sold or transferred.

FAQs

Do the apartments come with garages?
Mostly not. There are some lock-up garages. Otherwise unallocated off-street parking is available for residents and visitors.
Are care facilities provided?
No: Pegasus Grange is not a care home nor assisted living. It is ideal for residents who live independently. Residents are free to make private arrangements for carers to visit if needed.
How can I find out about apartments for sale?
Through local and internet estate agencies, which are searchable online.
Is sub-letting permitted?
No, it is expressly forbidden in the lease.
Is smoking allowed?
Only in the apartments, and not in the communal areas or grounds.
Are pets allowed?
Not generally. New residents with an existing pet may keep it with the prior written permission of FirstPort.
Can I make alterations?
The freeholder's approval is needed before any alterations may be made. FirstPort can assist with this process.
Is post delivered directly to individual apartments?
Yes, there is a daily postal delivery to each apartment. Residents can also arrange other deliveries (e.g. online shopping) to their apartment.
Where is the nearest GP surgery?
South Oxford Health Centre in Lake Street is about half a mile away. It is a branch surgery of St Bartholemew's Medical Centre in East Oxford.
